WHAT I BUILD YOU

Your house, on one page. I keep track of what matters.

What's solid, what's worth watching, and what needs attention. I'll tell you what to do about it, and remember the details so you never have to start over.

YOUR HOME SNAPSHOT

44 Saltbrook Lane

Built 1976 · Blue Point, NY

Your 1976 home has the solid character that comes from five decades of Long Island seasons. The handful of things you're noticing are exactly what I'd expect to see. It's not failure. It's age.

4WATCHING
3SOLID
Updated Tuesday, after you mentioned the garage

The good news: Heating, cooling and foundation are solid. This is maintenance, not crisis management.

NEEDS ATTENTION

Lights flicker in the dining room

Easy to ignore, but loose wiring is worth ruling out before it becomes something bigger.

Garage gets humid and damp

Moisture is building up faster than it can escape naturally.

HOW IT GETS THERE

You tell me what's going on

The thing that's been bugging you, or just the basics. Type it or snap a photo.

Ceiling crack

What can you tell me about this?

The crack itself is the good news. Straight and horizontal along a drywall seam, which is a tape joint failure and cosmetic on its own. What I want to flag is the faint discoloration above it. Water is a common reason a joint fails. Which room is this, and what's above it?

AND THEN

I keep watch from there

A short briefing on Saturday mornings, or I'm here whenever you want to go deeper on any of it.

⚡ 2-MINUTE CHECK

Caulk inspection

Check the caulk around tubs and showers. Summer humidity does a number on it.

I'm on it →

🔧 GOT A COUPLE HOURS?

That crusty utility sink downstairs

Those mineral stains scrub right off with some CLR and a bit of elbow grease.

📞 THIS ONE NEEDS A PRO

Your double-pane windows are fogging up

Multiple seals have failed, trapping moisture between the panes.
